When you can't sell your home...

Many homeowners lateley are calling to tell us that they can't sell their home and they want to get information on renting it out. Becoming a landlord is not a decision that should be made lightly.

First take a look at your motivations for selling your home. What will you do in 3 months, 6 mos., a year if/when your home doesn't sell or rent. Always have a backup plan (or a few backup plans). Having your plan b in place can help avert financial disaster, i.e. foreclosure, bankruptcy, short sale. Is moving out of your home worth it?

Secondly turn to a reputable real estate company/associate who isn't afraid to tell you the truth. So many companies will tell you what you want to hear, then leave you high and dry when your expectations aren't met. This doesn't neccesarily mean lower your expectations, just have realistic ones.

Also talk with your real estate professional about what to expect in terms of the rental should you go that route.
